This will depend on your proposed use class. On the 1st of September 2020 the permitted development use classes changed for change of use. You should check the new use class permitted development orders here: Link
Your local council will have implemented these use class changes upon their own accord. Therefore, you should get in touch with your local authority to understand how your change of use will be effected.
Not under the new use class orders. Retail professional services and shops were previously classed as A1/A2 use. As of the 1st of September 2020 they were changed to the new E use class. Therefore, as they are within the same use class, it is your permitted development right to make the change and you will not need planning permission.
Yes, but will require full planning permission submission. We would advise that the property should be on a high street or a public area that would serve the community. The reverse change would likely be permitted as councils are always looking to re-establish original dwelling houses.
Under the new use class orders, takeaways are now Sui Generis. Sui Generis is Latin for ‘in a class of its own’. Therefore you will require full planning permission for this change of use.
Yes. In most cases the works will require new ventilation systems, drainage connections, electrical works, structural works and more. Therefore it is imperative that you employ a competent builder and
obtain building control sign off. You can either go privately or council; we would advise private inspectors.
